Owning A Property in Bali - Understand the Interior Game

Having a good property in prime locations in Bali is not enough if you want your business to strike success. You need to take interior designing pretty seriously. For any short-term rental owner, working on Airbnb interior design is a must. Travelers today are getting increasingly spoiled for hundreds of choices for vacation rentals! Interior design that is unappealing and impracticable might have an impact on your occupancy rate and, as a result, your ROI.

A well-thought-out, appealing design, on the other hand, can encourage additional bookings. We’ve selected the top tips for styling your vacation rental that will help you create a beautiful location that will attract more guests and provide a memorable guest experience every time.

Think About Your Niche Before Decorating Your Bali Property

When it comes to interior design of villa rentals in Bali, it’s critical to keep your visitors’ wants in mind. You should identify a specific type of guests to target to make this assignment more practical.

This should be done before you start looking for furnishings because the sort of guest you choose will influence the design and furniture options. It should be made for the convenience of the niche you’ve chosen. Workationers, for example, will enjoy a comfortable working desk, whilst travelers with dogs (or children) will value a well-organized outside area.

Decorate the Vacation Rental Around A Theme

In other words, you want to make sure that your style is appropriate for the location of your property.

Give A Personal Touch that Tells A Story

While many hosts believe that developing a general design that can appeal to any and all types of guests is a smart idea, this is not what guests desire.

Rather, houses with personalized touches that communicate a story about the host and place are more popular with visitors. You can achieve this impact by include a few odd, amusing pieces that inspire attention and intrigue, such as a little figurine or local ceramics.

Tips For Planning Your Trip To East Nusa Tenggara

Komodo Island, one of Indonesia’s best-kept secrets, has everything, from ancient species to colorful exotic corals, exquisite beaches to green highlands, for a well-rounded journey. Read our advice for arranging a trip to East Nusa Tenggara to get the most out of your journey.

Tips For Planning Your Trip To East Nusa Tenggara
Aerial view of Kanawa Island in Komodo islands, Flores, Indonesia.

Plan your trip to East Nusa Tenggara

If you’re flying internationally, you can get to the island via Jakarta or Bali. You may fly to Komodo Airport in Flores, which is the hub for a Komodo boat trip, from any of the two cities. The estimation time from Jakarta is around 2.5 hours, while the flight time from Bali is only one hour. Another popular alternative for travelers is a multi-day boat cruise from Lombok.

Decide on the ideal time of year to visit.

While there is no wrong time to visit a weird island inhabited by ancient dragon species and other fascinating fauna, it is helpful to know what to expect at any given moment. The magnificent green scenery and tranquil, clear sea are best experienced in April-June. Manta rays, whale sharks, sperm whales, and other marine mammals can be seen in abundance between September and November. The months of July and August are peak tourist season, so expect the island to be crowded. Make bookings for excursions and hotels as soon as possible if you must travel during this time. In January, the monsoon season begins and peaks in February. Several trips have decided not to run during this period.

Choose the right month for your trip

Before arranging your Komodo tours from Labuan Bajo, make sure to check your menstrual cycle. Blood may be detected by Komodo dragons from up to 12 kilometers away, triggering their hostile and predatory tendencies. It’s best to stay away from the island during your period. Although this situation may appear problematic, you can discuss it with your tour guide or park ranger ahead of time, and they will advise you on what to do based on the circumstances.

Select your Labuan Bajo trip.

There are numerous travel companies that operate on the islands of Komodo National Park. You should research their services and rates before making a reservation, as each offers its unique set of benefits. If you book a boat or trip to East Nusa Tenggara on the spot, expect to pay extra or settle for a less reputable company.

Create a schedule.

From lush highlands to underwater coral gardens, Komodo Island is a sight to behold. There are also beautiful beaches, such as the surreal Pink Beach, as well as fascinating tiny islets strewn across the main island. Unless you’re taking a fully guided trip, you should plan ahead to get the most of your adventure. To cover more ground, get up as early as possible in the morning and enjoy the beautiful sunrise.

Get your money ready.

We don’t mean money in the broad sense; we’re talking about actual Indonesian bills. Because ATM machines are not available on the Komodo Islands or neighboring tiny islands, withdrawing money beyond Labuan Bajo will be impossible. Even if you’ve already paid for your tour, have cash on you in case you need to purchase anything, from lunch to souvenirs.

Before You Start Your Small Business: 6 Tips from Professionals!

Before You Start Your Small Business- 6 Tips from Professionals!

Running a home-based business has a certain allure. You’re in charge of your own destiny. You have a lot of flexibility with your working hours. Because you don’t have to pay rent for a physical office, your costs are low. And you don’t have to ask anyone’s permission to do things like walk your dog when the spirit moves you.

However, not everyone is born with the ability to run a successful home-based business. Making a serious go of it necessitates meticulous planning and dedication.

Are you getting ready to take the leap? Here are six suggestions to think before you make your small business a full-time gig.

Start Out with Simple Business Plan

Make your business plan as simple as possible. A convoluted business plan can be the death knell for a fledgling small corporation. When you’re just starting out, it’s best to stick to a straightforward concept and method. If you can’t explain your product or service in a single sentence, it’s a hint that you need to simplify it.

Stay in Your Current Job

Maintain your current position. It’s normal to want to quit your day job right away and devote your full attention to a new business venture. While keeping your job while starting your business is difficult, having a steady income can allow you to save money. If start-up costs are higher than projected, this could be advantageous. Remember that even the most successful small enterprises aren’t always profitable straight immediately.

Take Advantage of the Opportunity

Although the world is full of people with outstanding business ideas, only a small number of them are prepared to take the effort to pursue them. Establish today if you truly want to start a business.

Keep Business and Pleasure Separate

Even if you don’t incorporate or form a separate LLC to preserve your personal assets, you should keep your business finances separate from your personal finances. Create a business-only bank account and a credit card that will only be used for business purposes. As you figure out the best approach to organize receipts and taxes for a small business, this will make your life a lot easier.

Learn from Other People in the Business

Find mentors, join like-minded groups, and learn everything you can about your sector and how to get from where you are to where you want to be. Attend industry-related events. When training opportunities arise, take advantage of them. Purchase expert-led courses. By learning from others who have gone before you, you will save a lot of time and money.

Learn Digital Marketing to Thrive in Current Market

Even if you manage a small local business, you need a strong online presence. A professional-looking website, an email list that allows you to contact with customers and prospects on a regular basis, and a presence on the social media sites that your consumers use are all required at the very least. While many of your clients will come to you by word of mouth, recommendations, or networking, you will still need a strong internet presence. The reason for this is that before deciding whether or not to contact you, potential consumers are likely to search you up on the internet. Customers and prospects may be enticed to buy from you or make repeat purchases if you provide coupons, special deals, and useful information to your email list.

6 Important Legal Consideration Before Shopping Real Estate for Sale in Bali

Per 2021, more than 3,000 expats coming from various countries all around the world are settling in Bali. That number is showing no signs of going down and, in fact, expected to keep climbing. As one of the most popular holiday destinations, many are interested in the investment opportunity in this island. Before you jump in for shopping real estate for sale in Bali, here’s eight important things you should always take note.

Check on Land Use & Zoning Before Purchasing Bali Real Estate for Sale

Check on Land Use & Zoning Before Purchasing Bali Real Estate for Sale

Prior to making a purchase, make sure you can obtain a Building Permit (IMB) and that the land is zoned correctly to ensure there are no restrictions that could jeopardize the construction of your villa. Some people bought Green Belt or agriculturally zoned land but have been unable to build on it.

Licensing and zoning are required for both developed and undeveloped lands. If you buy a Bali villa for sale with the intention of renting it out for profit in the future, make sure it’s legal.

Learn About Seatbacks

In land use, “setbacks” refers to the distance between a building or other structure and a roadway or road, a river or other stream, a cliff, beach, or floodplain, or any other location regarded to require protection. Other things like fences, landscaping, septic tanks, and various possible hazards or nuisances may be restricted depending on the jurisdiction in the region. Setbacks are usually determined by zoning or a local regulation. Setbacks applies to the sidings’ exteriors as well as the roof edges.

Pay Attention with Nearby Holy Temples

Pay Attention with Nearby Holy Temples

Bali also have unique building rules that no building should be any taller than a nearby temple. This is a rule that doesn’t exist at anywhere else in Indonesia—and you should keep this in mind.

Building near a temple or sacred place also has setback regulations. Before beginning any construction project, consult with the local ‘Banjar’ (council) to obtain authorization from the village chief.

Check the Land Certificate

After you find an interesting real estate and villa for sale in Bali and want to seriously inquire the property, make a detailed check on the land certificate. Examine the documentation of the land certificate to make sure the land matches the certificate.

There are a few other things to look at when it comes to land certificates. A certified Notary or Lawyer can examine the land certificate and related acquisition documentation (who should not be the same one as the seller).

The Special Permit for Renting Your Bali Real Estate as Holiday Villa

You will need a Pondok Wisata license if you plan to rent your Bali property. If you’re buying an existing villa rental, make sure it has a license. Although some persons have managed to “fly under the radar,” tax authorities have become more clever and diligent in their pursuit of illegal properties.

Do the Construction Taxes Meticulously

Whether you build your own home or purchased an existing one, you must ensure that all applicable construction taxes (PPn) have been paid.

The building contractor or developer will be in charge of this. However, be aware that sometimes they exploit the mechanism. In Bali, bureaucracy moves slowly, and it may be difficult to hunt down the building business by the time an official arrives at your home to inform you that the tax has not been paid. In situations like this, you, as the owner, are legally obligated to pay.

Komodo Liveaboard Budget, Is It possible?

The Komodo National Park is a UNESCO World Heritage Site that spans the islands of Komodo, Rinca, and Padar, as well as a slew of smaller islands between Sumbawa and Flores. The peculiar geology of this area, which is the result of volcanic activity, creates breathtaking views both above and below the water. Though there are several liveaboard options in Labuan Bajo, we sometimes desire the best of both worlds. A good liveaboard that will provide you with lifelong experiences while without breaking the bank. The Komodo liveaboard budget remains the best option for the majority of us.

The Park is best renowned for the Varanus komodoensis, but it also has an astonishing diversity of aquatic life, ranging from pelagic species like Manta Rays, Sharks, and even dugongs or whales, to rare and brilliant animals that will feel like heaven to any photographer!

Is it truly worth the money? How much does a budget liveaboard in Labuan Bajo cost? What are you willing to give up to enter into such a low-cost sailing trip Komodo? This time, we’re going to provide everything we know about Komodo liveaboard budget, including their actual pricing. So let’s get started.

Komodo Liveaboard Budget Price Range

One of the myths about a sailing trip is that it is an extremely expensive vacation that only the wealthy can afford. A sailing excursion in Southeast Asia, particularly in Komodo, demonstrates the contrary. Sailing trips here begin at a very low cost. Most of the boats can accommodate up to 12 persons in six cabins, each of which can accommodate two people. That’s not awful at all! Some low-cost liveaboards may charge less than $100 per person per night, but this may require sleeping on an open deck.

Is it possible to have luxury and comfort on a budget?

You could believe that low prices imply low quality. Wait till you climb aboard one of the ships and get a firsthand look at it. Cheaper prices mean fewer passengers on board and less food and amenities to give on most quality liveaboard budgets. Some inexpensive Komodo liveaboards, such as Wisesa, can only accommodate 6–8 guests per voyage. For us, this means greater privacy and plenty of places to unwind in between diving and exploring the islands. These low-cost liveaboards even have ensuite bathrooms for every cabin. Each cabin is usually air-conditioned, spring beds.
